Single-family median sale prices increased from $390,000 in 2022 to $492,250 in 2026. The median price remained relatively steady between 2024 and 2025 before moving noticeably higher during the first half of 2026

Condominiums recorded the largest percentage gain. The median sale price increased from $208,500 in 2022 to $351,500 in 2026. That growth reflects continued demand for lower-maintenance ownership, although the number and characteristics of condos sold can vary from year to year.

The median multi-family sale price increased from $475,000 to $655,000. Multi-family properties in this report include buildings with two or more residential units.

These figures do not mean every Fall River property appreciated by the same amount. Condition, location, unit count, updates, parking, rents, and overall presentation can produce very different results. However, the broader trend shows that Fall River residential property values have demonstrated meaningful long-term strength.

There were 69 single-family homes on the market on June 30, 2026, compared with only 35 one year earlier. Approximate months of supply increased from 1.49 months to 3.20 months. Median days on market for sold homes also increased from 28 to 35 days.

More inventory can provide:

Condominium activity also increased. There were 64 closed sales through June 2026, compared with 47 during the same period in 2025. Pending sales increased from 65 to 67, and the number of condominiums listed increased from 81 to 88.

At the same time, condos are taking longer to sell:

  • Median days on market increased from 47 days in 2025 to 58 days in 2026.
  • Median days to receive an offer increased from 29 to 40.
  • Active inventory increased from 22 to 32 units.
  • Months of supply increased slightly from 3.22 to 3.28 months.

There were 117 closed multi-family sales through June 2026, compared with 121 during the same period in 2025. Pending sales decreased modestly from 166 to 160.

Inventory continued to expand:

  • Months of supply increased from 3.06 to 3.54.
  • Median days on market increased from 26 to 29 days.
